    In This Week’s Market Wrap:
    – Clearance Rates 36%
    – Listing stock still high
    – Presentation and marketing vital

    Auction Rates
    With a high volume of auctions called again last week clearance rates sat around 36% on the Shore which is down 2% on last week.

    As volumes increase the rates always drop so this is nothing unusual, a few weeks ago with just over half the Auctions being called the clearance rates sat around 50%, but with a similar number being called again this week expect to see more of the same.

    New Listings
    New listings backed off slightly as the post holiday listing flood tapers off with just under 1800 properties available on the Shore, now this is still very high and increases the importance of ensuring your properties presentation and marketing is right, with so many available it’s very easy for buyers to disregard your property for even the smallest of reasons.

    The last thing you want is people making a negative buying decision based on a poor choice of words or photography so your marketing is vital.  With so many properties available many buyers are actually looking for reasons not to view your home, our job, to try not to give them any.  Now many agents are great with marketing, but plenty really just aren’t, so be sure to do your homework.
