    Nothing much new this week following last week more comprehensive report.  If you missed it you can find it on my website here.

    Like everyone, our hearts go out to all those effected by the events in Christchurch, hopefully you’re all wearing a bit of colour today and remember to observe a minute silence at 1:40pm.

    Listings & Stock Availability
    The total number of property available on realestate.co.nz on the North Shore this morning, 1951 properties.  That’s actually more than I can ever remember seeing, especially since we started monitoring it each week.  Clearly plenty of stock, giving buyers loads and loads of choice.  

    Speaking of our own stock, everything we have is either under contract, has an offer being negotiated, or has interested parties.  So yes it’s slower, but properties are still selling.

    And the lumpy market continues, the result this week is exactly why we now focus more on the 4 week average – not each individual week. After last week climbing to 58% at C&C, this week back down to a low of 23%.

    The 4 week average of 32% has been pretty consistent. Last night we went on to sell 5/5 in rooms, a great result, further re-enforcing the need to look at the big picture over a 4 week period.

    Harcourts C&C – 23% Clearance Rate (5/22)
    Barfoot & Thompson* – 26% Clearance Rate 9/34

    This Week 25% (2018 – 43%)
    4 week average 32% (2018 – 38%)
