    Weekly Market Minute with Kris Cunningham 01.03.18

    In This Week’s Market Wrap:
    – Auction volume up – clearance rates down to 38% on the Shore
    – Many properties selling within a day of auction
    – North Shore listings now over 1800
    – Average prices are not bad prices

    Auction Rates
    With a high volume called last week the rates dropped slightly – we cleared 42% of 43, they cleared 32% of 37 called in-rooms – giving us a combined 38%.  Interesting story over the weekend one of our Auctioneers called 13 auctions selling 3 literally under the hammer but by the next day that number went to 8, which is a fair representation of what it’s like out there and why having a decent agent at the moment is so important – because it’s not easy.

    New Listings
    New listings continue to climb with over 1800 available on the shore giving buyers lots of choice but here’s the kicker, over 1100 have been on the market for more than a month! And nearly 1000 for over 2 months!  More than half!
    Remember in a stable market, most prices achieved are just average but that’s nothing to be scared of – the goal is of course a great price, but average is still pretty good right now and more importantly, if you can sell unconditionally in a 3 week Auction campaign even at just an average or fair price – you are doing pretty well.

    Fun fact the top search term for February on realestate.co.nz was ‘pool’, so if you have one, and you’re thinking of selling, now might be a great time!!
