Weekly Market Wrap 31.08.19

Big week this week of work and fundraising and junior coaching and games and work and …  so not a lot to say this morning.  I will say I was very very humbled to be presented with the REINZ Community Support award at their 2019 Awards this week.

The short story (a summary of below)
Auction are still very much improved and clearance rates are up, new listings are flat if not declining, and for us appraisals are up, enquiry is up, open home activity is up and prices are…???  Little bit too soon to say anything about those, but certainly stable. All in all it is much better out there right at the moment.  Long may it continue.  That pretty much sums it up – have a great weekend!

Auction Results
Another good week in the Auction rooms by both companies.  Guess I didn’t curse it last week thankfully.  5 weeks in a row now of pretty solid results, and another great combined result of 62% for the week, and 55% for the month.

Weekly Results
Harcourts C&C – 72% Clearance Rate (13/18)
Barfoot* – 38% Clearance Rate (3/8)

4 Week Average Per Company
Harcourts C&C – 57% Clearance Rate (32/56)
Barfoot* – 54% Clearance Rate (34/63)

Combined Clearance Rates*
4 week average 55%
This Week 62% (2018 – 45%)

Listings & Stock Availability
Another 23 apartments went to market yesterday adding to stock volumes, however we still have only 1343 properties available on the North Shore.  Again if we remove all the apartments that came to market in the past couple of weeks, stock level still seem to be pretty flat.  Last week was just 1338 so even with the added apartment stock, an increase of 5 listings is not much.
